For buyers looking for a beachfront setting with a small-town feel, look no further than Pompano Beach.
Located between Boca Raton and Fort Lauderdale, Pompano Beach is a good option for shoppers who want quick access to the beach and a quiet town that has nightlife and entertainment.
“What’s attractive is that it’s not overcrowded like Fort Lauderdale. It’s a family-type community, but it has a lot of nightlife,” said Madeleine Lightman, real estate agent for South Florida Luxury Homes at LoKation Realty.
Pompano Beach has undergone a revitalization in recent years. New restaurants have arrived in the area and developers are bringing in a host of high-end luxury residential projects like Casamar and Solemar.
Here’s what a buyer can get for around $1 million in Pompano Beach:
A large five-bedroom, three-bathroom house on a corner lot in a quiet neighborhood is an example of what a buyer can get.
The house, listed for around $1.1 million, is located in the Santamaria Harbor neighborhood. At just over 3,400 square feet, the home is the perfect fit for buyers who want a quiet, walkable, pet-friendly neighborhood, according to realtor Al Charmelo of EXP Realty.
It’s also close to parks like North Ocean Park and Fisher Family Pier.
“Buyers in this area will generally be more water-minded people, where they may have a boat and want to do more water sports,” Charmelo said.
The home itself has an open floor style kitchen with custom cabinetry that offers views of the main living room, a den that can double as an office, and a large master suite with French doors leading outside.
The home comes with a pool with four separate outdoor seating areas, a two-car garage, and has hurricane impact windows and doors.
For buyers who want ocean views when they wake up, a two-bedroom, two-and-a-half bath condo offers just that.
Listed at just under $1.2 million, the condo directly faces the Atlantic and has a 200-square-foot terrace.
Located in Whittington, which was built in 1970, the unit itself has undergone extensive renovations: there are marble floors throughout the unit except for the bedrooms, where there are gray solid wood floors, hurricane resistant windows and shutters, a Open style Kitchen, dining room and fully recessed lights.
“It has a lot of potential price appreciation for a buyer,” Lightman said of buying a property in Pompano Beach. “Nowhere near the prices of Boca Raton waterfront or Fort Lauderdale.”

There are two master suites in the unit, one with a bathtub in the bathroom and the other with a walk-in shower. The unit comes with two garage spaces and a semi-private elevator that is shared with another unit.
There is a monthly HOA fee of about $1,200, which covers reserves for repairs, water, utilities, and 24/7 security.
A home that offers private access to the beach is another example of the type of property buyers can get.
The house, located in the Hillsboro Shores neighborhood, is listed for about $1.3 million. At over 1,500 square feet, the home has two bedrooms, two bathrooms, a living room, and an outdoor patio with a hot tub.
The house has undergone extensive renovations, and the current owner has retained some of the original details of the house. It has hurricane resistant windows and doors, new air conditioning, and a generator that comes with the house. There is terrazzo flooring throughout the home and the kitchen has upgraded appliances and Caesarstone quartz counter tops.
“It gives it a little bit of charm,” said Angeline Paquet Lamothe, listing agent for the Keyes Company, noting that the sellers are listing the house fully furnished.
It is located near parks, the pier and has two private entrances to the beach that can be accessed by a buyer with an annual membership.
