A Grade II listed house dating from the late 18th century has gone up for sale near Loddon in Norfolk for £2.85m.
Loddon Hall is Grade II listed and sits on over 12 acres. It occupies a dominant position within its grounds with a tree-lined avenue to the south.
It is available for sale with Strutt & Parker in two lots: the huge country house, with 12.5 acres of gardens and two additional cottages for £2.85 million or the country house, 12 acres and a cottage for £2 ,35 millions.
The property is so remarkable that it was mentioned in Nikolaus Pevsner’s Buildings of England series and offers immaculate symmetry, with five bays of magnificent sash windows greeting you as you approach.
The royal entrance is no less impressive, with two Tuscan columns on either side of the portico, a pilastered central portal, and the glazed front door nestled under its original semi-circular skylight.
Due to its age, the house has a number of beautiful period features, including fine fireplaces, working shutters, cornices and elegant room dimensions, and of course the high ceilings that are so typical of the period. Although the house has been well maintained by its current owner, it could still benefit from some modernization upstairs.
The ground floor is divided into two wings, with a living room, dining room, and game or service space on the east side and a living room, study, cloakroom, and storage room on the west side.
Towards the center of the house, and accessed from the stone-floored entrance hall, is the kitchen/breakfast room, which is large and very practical. It has an island, granite work surfaces and a four-oven oil-fired Aga, as well as a separate country kitchen, several built-in appliances and a generous pantry.
Four bedrooms and three bathrooms are located on the first floor, although there is scope to reconfigure the bedrooms if the new owners wish.
The second floor is accessed by two separate stairs and has a further four bedrooms, again with the potential to modernize and reconfigure, perhaps even to add a bathroom.
Situated northeast of the main property is The Old Stables, a one bedroom cottage with bathroom, living room, kitchen/dining room and its own garage and private patio. The accommodation extends to around 700 square feet and has previously been used as a vacation rental and long-term lease, so could offer income potential for new owners.
Hall Cottage is located to the northwest and has its own separate access to the hall, offering over 1,700 square feet of living space.
It is in good general condition, modernized and well maintained, and has a delightful west-facing garden, which also includes a flower bed and terrace.
Accommodations include a large living room, which extends some 20 feet and has an open fireplace and French doors, as well as a separate dining room, study, kitchen, and three upstairs bedrooms. It is currently rented under a Secured Short Term Tenancy.
The grounds around Loddon Hall are no less impressive and include wooded paddocks, a heated swimming pool and pool house and various garages and shops. There are also kennels and plenty of off road parking.
